Welcome to Cairns Property Rentals and an introduction to what is different between our office and other agencies in Cairns. Cairns Property Rentals would be classed as a ‘boutique agency’, a small rent roll with the Principal/Property Manager doing everything to look after your investment property.

I, Elizabeth Moll, have been a Property Manager for over 15 years and was given an opportunity in 2015 to purchase a small rent roll which I was managing from my employer, a total of 25 properties. I have grown this portfolio to 40 properties ‘organically’, although not an aggressive increase, it is one that still gives me the opportunity to be able to give the quality of service to each client they deserve.

Cairns Property Rentals uses the Real Estate Program, PropertyMe, a cloud based program which is all about communication, especially for landlords. As a landlord you will be able to access information about your property, whenever and wherever you please. Your Owner Portal will give you:

  • Live Financial Summary;
  • Status of every job with details and photos;
  • Every inspection report complete with photos and notes;
  • Financial activity graphs showing money coming in and going out;
  • Historical management statements and copies of all bills;
  • Any document that I file against your portfolio.

What landlord doesn’t want this?

This program also issues tenants with receipts when they pay their rent, sends them emails and text messages when a work order has been placed, then sends them an email when the work has been done for them to confirm that they are happy with that work. Communication, I believe is the key to happiness for everybody.

Cairns Property Rentals is also the approved agent for the National Rental Affordability Scheme (NRAS), unfortunately this scheme didn’t sell too well in Cairns, but I do manage 11 properties under this scheme, with quality tenants.

Cairns Property Rentals does:-

  • Comparative Market Analysis Reports for your rental, each time it becomes vacant or a lease is due for renewal
  • Regular inspections and reports of your property, 3 months after the tenant initially moves in, then every 4 months after that
  • Provide stability to your investment, not a different Property Manager every time you call
  • Provide the opportunity to pay your insurances, rates etc. from the rental monies at no extra cost

I have some clients who have been loyal to me for a long time, I am continuously doing training to keep me motivated and am a member of the REIQ, in which I attend their Continuing Professional Development sessions.

If you think it is ‘too hard’ to change your Property Manager, it really is quite simple. Check your Form 6, 30 days notice is required OR if you have a PAMD 20a in place it could be up to 90 days notice. A written letter to the Agency, which I can help you with is required with the correct notice period, unless they agree to an earlier date. That is all you need to do, simple…..I will then organise the handover and you get to enjoy owning an investment property without the headaches.
